How it works

Spacial turns a standard 2D floor plan into a permit-ready engineering set using a mix of AI and real-world expertise. Here is what that process looks like.

1. Upload a plan

Start with your 2D floor plan, PDF or CAD.

No special formatting. No custom template. Just the drawings you already produce.

2. AI runs the checks

Our structural and MEP AI agents parse your set into object based models, size spans and reactions, calculate loads with Manual J and Manual S, propose equipment, surface routing that protects ceiling height and helps keep noise low, coordinate with the energy model to meet targets, and assemble draft sheets and schedules aligned to the jurisdiction checklist.

3. Engineers finalize and stamp

Licensed structural, mechanical, electrical, and plumbing engineers review the AI outputs together with our energy team. We meet with the architect and client to confirm choices, resolve any tradeoffs across structure, ducts, risers, lighting, and envelope, and capture decisions.

4. You get a stamped, permit-ready set

Most projects reach permit-ready plans in about 7 to 10 days, just as we describe in our process overview. The timeline is driven far more by decision-making and meeting schedules than by how long the software takes.

You receive a stamped engineering package that is ready for submission and built to pass plan review in the real world.
